Woonsocket native is building high end luxury condos in a down economy for the love of the city.
Let’s be honest, real estate development is about making money. However for Steven Lima, Partner of Bernon Mills Redevelopment LLC and President of FutureCom Ltd., it is about making Woonsocket the great city it used to be. After finding the mill site in 2001 for his business Future Com, Lima decided that the best use for these amazing buildings would be to convert the 176 year old property into a high end residential condominium development. The development had gotten underway in 2005, and with no tax credits or government funds, and numerous obstacles to overcome, the units are finally ready to be sold. The Woonsocket market is saturated with condos from the real estate boom so it was important for Lima to make Bernon Mills Estates stand out and provide amenities that no one else is offering. Lima is creating a “Community Within A Community” where residents take pride living in “Bernon Mills Estates” similar to the way Lincoln, RI residents living in “Kirkbrae” or Boston, MA residents who reside in the “Back Bay.”
The Bernon Mills were built in 1827 by the Russell Manufacturing Company. They wanted to create a mill village that was beautiful, profitable, and also pleasant to work at. Two prominent Providence industrialists, Sullivan Dorr and Crawford Allen, bought out the Russell Manufacturing Company and founded the Woonsocket Mill Company at the site. They would also give the village today’s name of Bernon. They would build a stylish Greek revival building one year later. There would be a total of four buildings by 1859. The Woonsocket Mill Company had 15,000 spindles, 337 looms and 300 employees involved in cotton print goods manufacturing by 1889. By the turn of the century the site would be purchased and converted into Woonsocket’s first electric power company, the “Woonsocket Electric Machine and Power Company”.
